Vacation Rentals
Fully furnished cottages, houses, and apartments for short-term rentals. These accommodations can be rented by the weekend (two-night minimum, three-night minimum for holidays), week, or month.
All guests of our vacation rentals may access our 2.5 & 4.5 Barn Hill Loop Trail with a trout stream and bass pond. In addition, guests have private access to The Jackson River at Hal's Point where there is a picnic area, great trout fishing, and a fun place to take a dip! Both activities will expose our guests to the amazing natural beauty of Bath County.
Houses & Cottages
Hemlock Cottage and Holly House, are located in the village of Bacova, a 10-minute drive to Hot Springs. They are across the street from our 500-acre farm, Barn Hill and next door to each other.

Katydid Cottage: 39 Katydid Trl., Warm Springs, VA 24484. 1 Primary BR with King, ensuite Bathroom and Roku TV, i BR with 2 Twins and ensuite Bathroom, 1 detached BR with King, ensuite Bathroom and Roku TV.
Upstairs on MainStreet
The Six Apartments are all located on Main Street, Hot Springs, VA. They are conveniently located within walking distance of Bacova Beer, Claire's Cake & Cafe, ABC Store, Post Office, and across the street from The Omni Homestead Resort.
Apartments 1 - 4 are above The BEAR at 2831 Main St. These four apartments have recently been completely renovated and are furnished with new everything! Each room including all bedrooms has a Roku TV. All of the beds are Kings, and each apartment has one bathroom. Access to these apartments is in the back of the building where there are 7 parking spaces or the front of the building. Look for the Upstairs on MainStreet logo on the entrance doors.
Apt. 1 Street View: 1 BR with King, and 65" Roku TV, Large LR with 15' ceiling, and 75" Roku TV, Kitchen and Bathroom.
Apt. 2 Sunset View: Studio with King, 75" Roku TV, LR, Kitchen and Bathroom.
Apt. 3 Stream View: 2 BR with Kings and 65" Roku TVs , LR with 75" Roku TV, Kitchen and 1 Bathroom.
Apt. 4 Tower View: 2 BR with Kings and 65" Roku TVs, LR with 75" Roku TV, Kitchen and 1 Bathroom.
Apartments 5 & 6 are above Bacova Properties office at 2815 Main St.. Their specific address is 2817 Main St. located in the alley way between the ABC Store and Bacova Properties.
Apt. 5 Main Street: 1 BR with Queen, 1 BR with 2 Doubles, Kitchen, LR, and 1 Bathroom. LR has a Roku TV and gas fired logs.
Apt. 6 Creek Side: 2 BR with Queens, Large Kitchen, LR with Roku TV.
